What are the most common damaged roof problems home owners face?

The lifespan of a roof is limited, and as a homeowner you are more than likely to need professional services to remedy defects. You can’t predict when you might have problems with your roof; they can occur any time of the year, on any type of roof. Often you can’t see the damage, and damp walls are the first indicator that there’s an issue.

It’s important to note that most roofing problems cannot be prevented, they simply occur from ageing. However, being aware of the most common problems that might crop up in the future means you can prepare for any maintenance and expense.

Common causes of damage to your roof

Animals like birds, possums and even insects can cause damage to your roof. When looking for food, birds can peck small holes, while termites gnaw at wood and burrow into fascia boards and eves causing damp, mould and leaks. These holes are difficult to spot, especially from the ground.

Trees near your property can look great and shade your house from the Aussie sun, but overhanging tree branches can lead to a multitude of problems. Not only do they create a bridge for animals to access your property, they can also drop leaves and branches, damaging roof tiles. Contractors walking on the roof during inspections can also cause cracks in roof tiles so make sure they are replaced.

Clogged gutters can cause roof and foundation leaks. The purpose of gutters is to move water away from your roof, but blockages can lead to water damage. Cleaning your gutters at least twice a year is recommended.

Mother nature, especially high winds and heavy rainfall can lead to damage and further problems so be sure to check your roof after a storm.

Pooling water creates an unnecessary load in one area and can cause damage to surrounding parts of the roof and even sagging. This can sometimes occur due to air conditioning units being incorrectly installed.

Rust spots on tin roofs can lead to a weakened roof and holes causing leaks and water damage. Rust can often be localised and hidden, making it difficult to spot and expensive to repair when found too late.

Chimney pots can break and the flashing around a chimney is also prone to deterioration and rust. It’s essential that your chimney is waterproofed correctly.

In tiled roofs, faulty ridge capping can cause problems; the bedding and pointing underneath can crack over time and water can seep in. Unfortunately, these leaks are hard to find without removing the ridge capping first.

Finally, poor installation is one of the most common causes of problems with a roof as faulty flashing can lead to water damage. The edges of roofs have to be waterproofed by flashings and it takes a skilled contractor to make sure they look great and don’t leak.

It’s recommended that homeowners use a skilled and qualified contractor to carry out regular inspections to identify and fix problems early. Neglecting your roof can lead to costly repairs. Routine roof maintenance will make sure those small problems don’t become big ones!
